Driftwood, TX: What This Hill Country Community Is Really Like

Driftwood is quintessential Texas Hill Country — a low-density community of acreage estates and custom homes about 25 miles southwest of Austin in Hays County, known for its wineries, wedding venues, championship golf, and the legendary Salt Lick BBQ, open since 1967. If you want elbow room, dark night skies, and a short drive to Austin without living in a subdivision grid, Driftwood is one of the best answers in the region.

I'm Cheryl Fowlkes, a Dripping Springs–based agent specializing in luxury, ranch, and land. Driftwood sits right in my backyard, and it's one of the markets I get asked about most. Here's what buyers and sellers should understand before they make a move here.

Where Driftwood Sits

Driftwood is an unincorporated community anchored by the 78619 ZIP code, tucked between Dripping Springs to the north and Wimberley to the south. It runs along FM 150 and FM 1826, with easy connections to US-290 and the greater Austin corridor. That location is the whole appeal: you get genuine Hill Country — rolling terrain, oak and cedar cover, and creek frontage — while staying inside a reasonable commute to South Austin and the tech corridor.

Because Driftwood is low-density and land-driven, it lives and trades differently than a production-home suburb. Lot sizes are measured in acres, not square feet. Many properties sit on 5, 10, 25, or more acres, and the value often lives as much in the land, the water, and the views as in the house itself.

The Driftwood Lifestyle

Driftwood punches far above its size on lifestyle. A few of the anchors:

  • The Salt Lick BBQ — the original Driftwood institution, smoking meat on the same open pit since 1967 and still drawing visitors from all over the state.
  • Wineries and distilleries — Driftwood Estate Winery, Duchman Family Winery, Salt Lick Cellars, and Desert Door Sotol are all within a few minutes of one another, making this one of the densest wine-and-spirits pockets in Central Texas.
  • Driftwood Golf & Ranch Club — a private golf and residential community set on roughly 800 acres, with a Tom Fazio–designed course that threads through vineyards and creeks.
  • Event and ranch venues — Driftwood is a well-known wedding and gathering destination, which keeps the area's hospitality economy active year-round.

This is a recreation-forward lifestyle. People move to Driftwood for the land, the wineries, the quiet, and the weekend-destination feel — with Austin close enough for work, the airport, and city amenities.

The Driftwood Real Estate Market: July Snapshot

Ten homes sold in the Driftwood area in July 2026, at a median closing price of about $1.06 million and an average close of roughly $1.08 million. Closings ranged from $675,000 to just over $1.5 million, and sellers netted about 99% of list price on average. Homes that were priced right moved fast — the median time on market was around 16 days, though the average was pulled to about 43 days by a couple of listings that sat longer before selling.

A few things that snapshot tells you about Driftwood:

  • This is an acreage market. Every July closing was a home on land — most on one to two-plus acres. No raw land tracts closed that month, which is normal for a low-volume, land-driven area where individual parcels can take longer to trade.
  • Well-priced homes still sell quickly. Several properties closed at or above asking within days. In a market this specialized, correct pricing out of the gate matters more than chasing the market down later.
  • The active inventory runs much wider than the sold data. At the same time, listings on the market span raw Hill Country land in the low six figures and built homes from the high $400,000s, up through estate compounds on 25 to 85+ acres priced in the multimillions — including a standing offering just under $11 million. A single "median" never captures that spread.

Two things I tell every Driftwood buyer and seller:

  1. Acreage deals are more complicated — on purpose. Land brings variables a tract home never does: well and septic systems, water availability, floodplain and creek considerations, easements, access, ag or wildlife tax valuation, deed restrictions, and survey questions. These are exactly the details that make or break a Driftwood closing, and they're where I spend most of my energy protecting my clients.
  2. Pricing land takes local judgment, not just comps. Two 20-acre tracts a mile apart can carry very different values based on usable acreage, water features, views, road frontage, and improvements. Automated estimates struggle here. Pricing Driftwood property well requires someone who actually knows the roads and the recent closings — not a national algorithm.

If you're buying, that complexity rewards patience and local guidance. If you're selling, the right positioning and marketing can meaningfully move your outcome.
